Pre-approval, without the panic .
For owner-occupiers buying their first place. Pre-approval prepared with the lender most likely to settle on time — including consideration of NSW first-home schemes, LMI strategies, and parental guarantees where relevant.
01 · In practice
Structured to match your actual deposit, income, and timeline.
Pre-approval is not a generic borrowing-capacity number. It is a specific lender saying, in writing, that on the income and deposit you have shown them, they would lend up to a specific amount on a specific structure — subject to the property valuing up.
We prepare the application against the lender most likely to settle on your timeline, not the one with the loudest ad. The Strategy Memo explains the difference between indicative and verified pre-approval, and which one your conveyancer will want to see at offer time.
02 · Questions we cover
The four conversations we have before any application is lodged.
How much you can borrow with the deposit you have — and what the trade-off looks like if you stretch the deposit a little or a lot.
Whether the First Home Guarantee, First Home Buyer Assistance Scheme, or NSW stamp duty concessions apply to your situation.
What Lenders Mortgage Insurance costs, what it buys you, and whether waiting for a 20% deposit is genuinely the better path.
Whether a parental guarantee changes the picture — and what it costs the guarantor in practical terms.
03 · What to gather
A short, specific list — not a paperwork avalanche.
Last two payslips and the most recent group certificate or PAYG summary.
Three months of transaction-account statements (the lender will look at spending, not just balance).
Identity documents (driver licence + passport or Medicare card).
Genuine-savings evidence (three months minimum) if your deposit is below 20%.
HECS/HELP balance and any other ongoing commitments — credit cards, BNPL, personal loans.
07 · The conversation
Start with a written assessment, not a sales pitch.
Fourteen minutes — long enough to understand your situation, short enough to respect your time.
