Brilliant Finance Solutions is a single-broker mortgage practice run by William Sun out of Sydney. The work is structured loans for owner-occupiers, investors, and self-employed Australians who would rather read a memo than sit through a sales pitch.
01 · Origin
Why this practice exists.
We started in 2017 with a frustration: most clients couldn't explain their own loans. So we built a practice where the strategy memo arrives before the application — and stays current, every year, for as long as the loan exists.
Settlement is not the end of the relationship — it's the start of it. Every existing client gets an annual loan review, written, no upsell, no fee. Sometimes the verdict is "stay where you are." Sometimes it's "let's restructure." It's always honest.

Three steps, every time.
The same sequence whether the loan is your first home, your fifth investment, or a refinance you've been putting off.

Read the situation.
A 14-minute call to understand the goal, the timeline, the income picture, and the constraints — before any lender is named.

Write the Strategy Memo.
A short written document: what loan structure suits you, what it costs, what it caps, and which two or three lenders are most likely to write it on those terms.

Lodge, settle, review.
Application lodged with the chosen lender, followed through to settlement — and then a written annual review for as long as the loan exists.

04 · The Annual Review covenant
Settlement is the start of the relationship, not the end.
For every loan we settle, the client receives a written annual review against the current market for as long as the loan exists. No fee. No upsell. The review answers a single question in writing: given the rate, the structure, and what the panel is offering this quarter, should we stay where we are, restructure, or refinance?
Sometimes the verdict is "stay where you are." Sometimes it's "let's restructure." It's always honest, and it's always written down so you have a record.
